Subcontractor Management for
Facilities Management Companies
FM providers win contracts on coverage and keep them on delivery — and both depend on the subcontractor supply chain underneath. Regency Contractors Network gives facilities management companies a subcontractor portal for finding vetted commercial contractors, filling coverage gaps and building a stronger, more resilient supply chain.
Coverage promised is coverage that must be delivered.
Every FM contract is a set of promises about trades, locations and response — and most of those promises are kept by subcontractors. New contract wins, new regions, a specialist trade the incumbent bench lacks, or a subcontractor that fails: each one opens a gap that has to be filled quickly with a business you can stand behind.
The open market is a slow and unrepeatable way to fill those gaps. A vetted network is a faster one: contractors already reviewed for insurance, credentials and commercial experience, searchable by trade and service area, contactable directly.

What a well-managed subcontractor bench looks like.
- 01Two options per critical trade per region, both vetted and both warm
- 02A single register of who is approved, for what, where, with document expiry tracked
- 03Standardised onboarding — the same document pack and criteria for every subcontractor
- 04Performance data by subcontractor — attendance, first-fix, documentation and pricing drift
- 05Continuous sourcing, so gaps are filled from a pipeline rather than a panic
- 06Clear demarcation of who is on site and under whose supervision, so the client contract is honoured
Our guide to managing contractors across multiple properties covers the operating disciplines in more depth.

Frequently asked questions
- Is the network suitable for FM companies as well as end clients?
- Yes. FM providers apply for the same free professional access and use the network to source subcontractors for the contracts they deliver.
- Do contractors know they may be working as subcontractors?
- Contractor profiles describe the work they carry out; the commercial relationship — direct or subcontract — is agreed between the FM company and the contractor. Regency is not party to it.
- Does Regency vet subcontractors to my client's standard?
- Regency applies its own approval process before listing. FM companies should apply their own and their clients' onboarding requirements to any subcontractor they appoint.
